Airbnb has introduced a software update that includes a new feature allowing hosts to seamlessly integrate smart locks into their rental properties. This update was designed to alleviate some of the stress associated with renting out an Airbnb property, as both guests and hosts often encounter difficulties with key exchanges and communication regarding door codes. By enabling the use of smart locks, hosts no longer need to worry about issuing new door codes, and guests can easily access the codes without hassle.
The smart lock integration is compatible with hardware from reputable companies such as August, Schlage, and Yale, although specific models were not named. With this update, Airbnb is able to automatically generate the door code, which guests can then view in the Airbnb app, receive via email, and get a notification before they arrive. The code will automatically deactivate after the guest checks out, providing a secure and convenient solution for keyless entry.
In addition to the smart lock integration, the winter 2023 software update also includes several other quality-of-life improvements for both guests and hosts. For instance, guests can now sort reviews by rating or recency, making it easier for them to make informed decisions about which Airbnb properties to book. Furthermore, when leaving a review, guests now have the option to provide more detailed information about their stay, including the length of their visit and whether they traveled with kids or pets.
One significant new feature being introduced by Airbnb is the “Guest Favorites” designation, which will be applied to 2 million homes that are rated at 4.9 and above. These properties excel in several key areas, including ease of check-in, cleanliness, listing accuracy, host communication, location, and value. The purpose of this new designation is to ease potential guests’ fear of the unknown and reduce choice fatigue, thereby making it easier for users to find high-quality properties on the platform.
For hosts, the update includes the addition of an “AI-powered photo tour” feature, which can automatically detect and organize photos by room. This greatly simplifies the process of uploading and managing property photos, ultimately enhancing the overall listing presentation. Additionally, hosts now have access to a new listing editor that better communicates the available amenities in the house.
New pricing visibility has also been introduced to provide clearer communication on what fees are applied during the stay. This feature is intended to make the booking process more transparent and help guests better understand the costs associated with their stay. Co-hosts can now receive easy payout splits from the cleaning fees and even a cut of the booking amount, providing them with additional financial benefits when assisting the primary host with property management.
Airbnb is in the process of rolling out many of these new listing features worldwide. However, smart lock integration will initially be available for early access-registered hosts in the US and Canada “later this year,” while price comparison and visibility will be available next year. These updates are part of Airbnb’s ongoing efforts to improve the user experience for both guests and hosts, and to continue evolving as a platform that offers convenient, secure, and transparent temporary accommodations for travelers around the world.
